A little bit about The forthcoming ‘Enugu Diaspora village’ (EDV)


The EDV is meticulously designed to be a world-class ‘gated’ community within the Coal City of Enugu State, which shall be the first of its kind in the history of Enugu State and Nigeria as a whole. This proposed ultramodern housing project is specifically targeted and tailored towards Enugu State indigenes in the Diaspora that wish or desire to acquire a good residential home in the Coal City that would reflect their quest for a serene community similar to, or better than, their Western world experience.

This forthcoming ‘Diaspora Village’ project is set to become the most outstanding Real Estate property development infrastructure at the heart of the historic Coal City of Enugu State in the South Eastern region of Nigeria. It will be strategically sited inside or near the Capital City of Enugu State; and would be divided into Phase 1 and Phase 2 locations. VISION AND MISSION

Enugu Diaspora village (EDV) is envisioned to be an outstanding ultramodern ‘Diaspora Village’ housing project, in comparison to any modern real-estate hosing property development in Europe and elsewhere. It would avail its residents with world-class infrastructures, a serene environment, on-site high-spec amenities, Five Star Hotels, full Internet & WiFi Connectivity, on-site Police Post and 24/7 Security Patrols, recreation parks, club houses (Family and Kids), well-equipped gyms, Primary/Secondary Schools and Skills Acquisition and IT Training Centre, Interdenominational Church Building, Street shops/café bars, and Outdoor/Indoor swimming pools, artificial beach lake, an all year round 24/7 electricity/renewable energy supply, round-the-clock professional maintenance culture via the ‘Enugu Diasporas Village Management Corporation Ltd’, and many other numerous services geared towards a quality community life within the Village.

The Village would be fully covered with ‘interlocking concrete and brick paved’ sidewalks and roads network. There will be beautiful sidewalks with enough spaces for joggings. There will also be good Solar-powered Street lightings; good water drainage system and borehole water supply to all the properties; as well as excellent landscaping adorned with exotic trees and greenery. There would also be recreation areas with state-of-the-art family friendly club house and function hall facilities, artificial beach lake, outdoor swimming pools and also Olympic sized indoor swimming pools, tennis courts and basket ball courts. All these amenities would be fully maintained regularly 24/7 by the Enugu Diaspora Village Management Corporation (EDVMC), which would be part-owned by the residents Association and the Enugu State Government.

The “Enugu Diaspora Village Management Corporation Ltd” will be in charge of maintaining all the basic infrastructures: Cabro/Tarmac Roads, Perimeter Fence, Security Patrol, as well as ensuring 24/7 electricity supply and high quality water supply, and the maintenance of the village club house, Gyms, recreation parks and Street lights. The management company would also ensure the provision of high quality security network in the Village. There will be security-perimeter wall with electric fence, 24 hours manned security gates on every strategic building in the Village; and every house shall be fully fitted with e-alarm system that would be linked to the internally established Police Post and Private Security Surveillance headquarters in the Village.

The EDV would be a mix-use residential/commercial development. There will be at least five different approved house design plans from which prospective property buyers must choose from and execute as specified. Nevertheless, a buyer may choose their own designs provided it will be approved by the Enugu State Diaspora Management Corporation Ltd, which will then be built by only our approved contractors for the construction of the building at approved price. We will make sure that all our contractors offer the best price with the best world standard quality works in all ramifications.

Bye and Large, Diaspora Village Investment Ltd is partnering with some European banks and Nigerian banks to offer affordable installment payment system and robust Mortgage instrument for both the plots and houses purchases by individuals. Our payment arrangements would help provide installment payment opportunity for those that cannot pay for land and/or house at once. This is one of the ways the proactive Government of Enugu State led by the Governor, His Excellency Rt. Hon. Ifeanyi Ugwuanyi, through partnership with ESAE, is making sure that all the Enugu State indigenes in Diaspora as well as any interested Nigerian would have a place they can call their own home in Enugu State.

Consequently, considering a huge demand for a place in Enugu State, the Diaspora Village housing project will make available registration forms for the formal indication of interest with a nonrefundable payment for the allocation of individual plots of land or housing units to be built. All the guidelines will be properly announced very soon in the Enugu Diaspora Village website. Indication of interest can be on the residential units or on the commercial units. We acknowledge the fact that regardless of our desire to meet the demand of everyone, that we have got limited places; and therefore, it will be transparently done on a “first come first serve basis”. All those that cannot be accommodated in the first phase 1 will have to wait for the phase 2 opportunity.

(2) 6 months Installment payments (50 deposit)
(3) 12months installment payments (50 deposits)
(4) 24 months installments (60% deposit).
(5) Loans will be available from all the major banks.
(6) A mortgage system is well under way for those that will successfully complete their payment for land from banks.
(7) Service charges will be anticipated up to 10 years and built in the price of the houses.

     Buyers will qualify to apply for Mortgage after full payment for the lands.
